Equal Housing Lender. All loans subject to approval.
A VA home loan can help eligible veterans, service members and surviving spouses buy a home with no down payment and no monthly mortgage insurance. Eligibility, entitlement, property value and lender requirements still matter.
Eligible borrowers may also qualify for Hometown Hero Credit™, a separate program offering a credit equal to 2% of the loan amount, up to $21,000, toward eligible homeownership costs. It is not an automatic VA benefit or a promise that every closing cost will be covered.
Why VA Loans Can Be a Strong Option in California
No Down Payment When Requirements Are Met
With full entitlement, qualified buyers may finance the purchase without a down payment when the appraisal supports the price and the lender approves the loan.
Your income, debts, credit and the property must still qualify. Remaining entitlement can change the down-payment calculation.
No Monthly Mortgage Insurance
VA loans do not require monthly mortgage insurance. A one-time VA funding fee may still apply unless you qualify for an exemption, and other closing costs remain part of the transaction.
Competitive Interest Rates
VA-backed loans can offer competitive rates. Compare written Loan Estimates rather than assuming one loan type will always have the lowest rate or total cost.
Credit Requirements Depend on the Lender
VA does not set a minimum credit score, but lenders can. Your credit history, income, debts and other underwriting requirements all affect approval.
Understanding DTI and Residual Income
Debt-to-income ratio, or DTI, compares your total monthly debt payments, including the proposed housing expense, with your gross monthly income.
For example, $3,000 in monthly debt payments divided by $6,000 in gross monthly income equals a 50% DTI. This calculation is not an approval threshold.
VA underwriting also considers residual income: the amount available for family support after required deductions and housing expenses. DTI and residual income are reviewed alongside the rest of your financial picture.
A higher DTI does not automatically qualify or disqualify you. The lender must review the full file.
Hometown Hero Credit: 2% up to $21,000
Hometown Hero Credit is a program of Operation T.A.G. Mortgage financing is provided by licensed lending partners, including PRMG; Operation T.A.G. is not a lender.
The program describes a credit of 2% of the loan amount, capped at $21,000, subject to eligible expenses, lending guidelines and availability. The credit:
Does not require repayment or create a second mortgage.
Is not paid to the homebuyer as cash.
Does not itself increase the borrower’s interest rate; the lender determines mortgage rates and terms.
Confirm eligibility, covered expenses and availability for your transaction.
What the 2% Calculation Looks Like
These are hypothetical arithmetic examples using loan amounts, not purchase prices or verified borrower transactions:
$400,000 loan: 2% equals $8,000.
$600,000 loan: 2% equals $12,000.
$800,000 loan: 2% equals $16,000.
$1,000,000 loan: 2% equals $20,000.
$1,050,000 loan: 2% equals $21,000, reaching the advertised maximum.
These figures are not quotes or guaranteed credits; eligible costs and program requirements apply.
Closing Costs Still Need Their Own Review
Your closing costs depend on the property, loan, lender fees, taxes, insurance and funding-fee status. Review your Loan Estimate for a transaction-specific breakdown.
An eligible VA funding fee can be financed into the loan and repaid over time. Financing a fee is different from having it paid by a credit.
Seller credits follow separate VA rules; their permitted uses do not establish this credit’s permitted uses. Do not assume unused credit becomes cash back.
Who Qualifies for a VA Loan?
Your Certificate of Eligibility, or COE, establishes eligibility for the VA home loan benefit. It does not replace the lender’s credit, income and property review.
Currently serving members: VA generally requires at least 90 continuous days of active-duty service.
Veterans: Minimum service requirements depend on when and how long you served, with qualifying discharge exceptions.
National Guard and Reserve members: Qualifying active-duty service or six creditable years with the required service status may provide an eligibility path. The rules differ by service category.
Surviving spouses: Eligibility depends on VA’s specific surviving-spouse requirements.
For less straightforward service histories, review VA’s full guidance and request a COE determination.
VA loan eligibility and Hometown Hero Credit eligibility are separate reviews.
Common Questions From California VA Buyers
Can I qualify with a lower credit score?
Possibly, depending on the lender’s requirements and your full application. No specific score guarantees approval.
Can I use my VA benefit more than once?
Yes, subject to entitlement and other requirements. You may be able to restore entitlement or use remaining entitlement for another eligible purchase.
Can I buy a duplex, triplex or fourplex?
VA purchase loans can cover eligible properties with up to four units when occupancy and other requirements are met. You must intend to use the property as your home.
How long does closing take?
Timing depends on the appraisal, underwriting, title work, documentation and any required repairs. We’ll review a realistic timeline for your transaction.
Can I buy a home that needs repairs?
A VA-backed loan may support a purchase and eligible improvements. Property requirements and the availability of suitable lender financing must be checked.
Are there VA loan limits in California?
With full entitlement, VA does not impose a loan limit, but lender approval and property value still matter. With remaining entitlement, county loan limits affect the no-down-payment calculation.
