Borrowers are often shown a product before anyone fully understands the goal. I prefer to begin with the property, financial profile, expected timeline and result the borrower wants to accomplish.
That context helps us compare eligible structures more meaningfully. The conversation includes the monthly payment, upfront cash, loan term, mortgage insurance or program fees, closing costs, reserves and the effect the loan may have on future flexibility.
The exact program may change, but the process should remain thoughtful, organized and transparent.
